Birdwatchers can often be seen flocking towards Booterstown Nature Reserve, a ten-and-a-half-acre salt marsh and an An Taisce-administered bird sanctuary. Brent geese, sedge warblers, teals, lapwings and reed buntings are among the species that can be seen there.
The residents of St Helen's Road, a U-shaped enclave of tasteful period houses off Rock Road, are so close to the nature reserve that they scarcely need to leave their homes if they want to spot wild fowl.
Number 46 St Helen's Road is a 1,378 sq ft semi-detached house that's been in the same family for more than 40 years, and they've decorated and maintained it with love and care.
It has high ceilings, original doors and fireplaces, and wood floors. Best of all, there's a comfortable, 100ft back garden with a raised terrace and steps down to a lawn, all surrounded by a profusion of greenery.
Inside, the house has four bedrooms, all on the first floor, together with the bathroom. The ground floor has two main reception rooms - a drawing room at the front of the house, with a bay window and fireplace, and behind that, through a set of sliding doors, a dining room, also with its original fireplace, and with a door to the garden.
The kitchen is at the back of the house and opens into a second hallway leading to the adjoining single-storey garage and to the back garden.
It may be possible to extend the living accommodation into the garage or - if you must - into the back garden, but that would mean sacrificing some of that decades-old outdoor elegance.
Number 46 St Helen's Road is about 600 metres from the nearest DART station, at Booterstown. It's for sale for €875,000 with Hunters Estate Agent at Baggot Street (01) 668 0008.
