Land at the heart of Kilmeaden village

A 19.2ac farm in the village of Kilmeaden Co Waterford with road frontage on to the R680 sold after auction for a figure believed to be in the region of €180,000 or around, €9,400/ac.

The land, located at the heart of the village, has about 40m of road frontage and, according to auctioneer Kevin Mahony, is dry ground suitable for any type of farming.

A small crowd attended the auction at the Waterford Manor Hotel on Thursday, December 8. Three bidders showed cause when Mr Mahony opened proceedings at €130,000 and after a number of bids the price on offer came to €165,000. The property was withdrawn at that point and sold later to the highest bidder, a local farmer, for a sum close to the guide of €180,000.

Meanwhile, not far away, on the same day a local farmer paid €185,000 for 32ac of land at Ardbane, Carrick-on-Suir, Co Tipperary. The €5,781/ac price was somewhat in excess of the guide price of €5,000/ac.

The land is located six miles from Carrick-on-Suir, 11 miles from Clonmel and 20 miles form Kilkenny. With fine views of the famous Slievenamon, the land is described as good agricultural ground that is well fenced with good road frontage.

A good crowd turned up for the sale at the offices of Sherry FitzGerald Rohan, Cork Rd, Waterford.

Auctioneer John Rohan opened proceedings at €130,000 and with four bidders in the field the price went up in increments of €5,000 to €155,000. The property went on the market at €170,000 and sold for €185,000. The successful bidder was a local farmer.

Mr Rohan is also handling the private treaty sale of 14ac of agricultural land near the picturesque village of Stradbally, Co Waterford. The property, which is described as good quality agricultural ground, is all in pasture and comes with a guide price of €10,000/ac. The elevated parcel enjoys sea views and has two access points along with 17m of road frontage.

The property is located approximately 35km from Waterford City, 13km from Dungarvan and is within easy access of the N25 Waterford to Cork road.
