Wicklow land often commands premium prices thanks to its proximity to the capital and the potential for combining a rustic home life with an urban career.

This combination is still attractive and has become much more affordable. A 15.5ac residential holding with stables and outbuildings at Ballinabarney, Redcross, Co Wicklow, that is on the market by private treaty with a guide price of €250,000 will draw customers with the aforementioned lifestyle in mind.

This property is located approximately three miles from the village of Redcross, five minutes drive from the N11 and within easy commuting distance of Dublin.

The land, extending to 15.5ac, is described as good quality ground and is currently under a mixture of tillage and grass. It is divided into manageable divisions, well fenced and watered and suited to any agricultural activity. It enjoys extensive road frontage as well as access from a laneway. The land may have some site potential, subject to planning permission.

APArTMENT

Local auctioneer David Quinn, of Quinn Property, Gorey and Carnew, will sell the property as an entire or in lots. One lot would consist of the house and one acre and is guided at €150,000 or the entire with a guide of €250,000.

The residence is a two-storey farmhouse in reasonable condition but in need of refurbishment. The accommodation includes three bedrooms, a bathroom, living room, dining room, kitchen and conservatory.

There is a two-bedroom apartment adjoining the main residence which could be incorporated into the main house. This apartment is in good condition with wood-stained timber floors and ceilings and is heated by oil-fired central heating. The accommodation includes a kitchen/dining area and two bedrooms, one with en-suite facilities.

Included in the property is an old single-storey stone cottage with its own access. The cottage is in need of complete renovation and refurbishment but, according to David Quinn, it could have some self-catering tourism potential.

An extensive range of outbuildings includes five stables and a tack room a hay shed, two cattle sheds a covered work area, a lofted barn, two stone outhouses along with a cattle crush and pen. There is also a dairy unit, a pig house, a dip tub and sheep pen.

David Quinn believes the residences, stables and outbuildings would make an ideal small holding, suitable to anyone with equestrian or other such interests.
