Drystock farmers perfect for 103ac Drumraney plot

A non-residential farm extending to 103ac between Athlone and Mullingar, Co Westmeath, will attract a lot of interest from drystock farmers as it comes with substantial stock accommodation and handling facilities.

On the market by private treaty, Roscommon auctioneer John Earley is guiding the sale at €700,000, or €7,000/ac .

Located at Drumraney, 16km from Athlone and 28km from Mullingar, the farm is 5km from Ballymore, Co Westmeath.

It is set out in one block and divided into six paddocks. The various divisions have good fencing and water, and the property enjoys around 200m of road frontage.

Mr Earley says 92ac of the holding is "cracking grazing ground" that is dry and suitable for year-round grazing. About 11ac is of poorer quality and this includes 7ac of forestry and 3ac of heavy ground.

The farmyard would suit a stock-rearing farmer or a farmer who combines rearing and dealing. It consists of a five-bay slatted unit along with two five-bay drystock sheds, a silage slab and a cattle holding pen.

Mr Earley, who is not ruling out putting the farm to auction at a later stage, said: "I currently have a bid of €550,000 on the farm, which came close on the heels of a €500,000 offer. There is a lot of interest in this type of property."

Meanwhile, the Roscommon auction season kicked off on January 20 when a 14.15ac piece of land, located at Carnalasson, Fourmilehouse, sold immediately after auction for €110,000, or almost €7,800/ac. It exceeded its guide price by €10,000.

The non-residential roadside parcel is located just off the main Roscommon/Tulsk road and convenient to Fourmilehouse.

The sale was handled by Mr Earley. He opened the sale at €70,000 and bidding continued until he withdrew the property with an offer of €90,000 on board. The parcel was sold an hour later for €110,000 to local solicitor Gerry Neilon, who was acting in trust for a client.

Mr Earley is also handling the sale of a 22ac plot at Ballydooley, Donamon, with a guide price of €175,000, or €8,000/ac. It was withdrawn at the same auction after reaching €132,000 and currently has a €140,000 offer on it.
