Inspired by some of the great London squares, Kensington Manor is built around an 18th-century Victorian period house retaining a formal walled garden, box hedging and many plant species.

It's in the gentrified Dun Laoghaire setting off Rochestown Avenue and was designed by Keenan Lynch Architects.

Twelve new four-bed semi-detached units are now on the market after a successful initial launch last October. They measure 1,615 sq ft and are laid out over three storeys and floor space; all carry an A3 BER rating from Eco Logic Homes.

The exterior is a fully red-brick façade which surrounds the house, with decorative granite features on window sills and door arches. The window frames are deep cream in colour and the front door comes with a fan-light feature reminiscent of the period it is emulating, along with glazed side panels.

The frontages are modern open plan however, paved driveways with low shrubbery separators between houses. Rear lawns will be seeded. The interior has a kitchen/dining area with utility room, and a guest WC downstairs.

The first and second floors have two bedrooms each with the main bathroom on the first floor. Each of the floors also has one bedroom ensuite. There is a natural stone fireplace with a wood-burning stove in the living room.

Purchasers have a choice of kitchen design from Boutique Kitchens in Terenure, either hi-gloss or traditional timber finish and a selection of Farrow & Ball paint colours used throughout. A range of Neff appliances is included. Ceilings measuring 9ft on the ground floor add to the downstairs height.

Photovoltaic solar panels on the striking sharply pitched roof, and a gas-condensing boiler system contribute to the A rating. Prices for this phase will commence at €635,000.

Rochestown Avenue is located 3km from Dun Laoghaire Harbour with Killiney 3.2km. It has easy access to the M50 at Carrickmines where there is a Luas stop. Nearby Golf clubs include Killiney and Foxrock which straddle both sides of Rochestown Avenue. Viewing is from 12-2 pm this Saturday.
