The new home view... the latest developments around the country
Family homes with 91pc heat recovery efficiency
Ashbourne features two new developments this week and Baltrasna Manor is the more compact, with just seven houses (of which six are for sale) - three each of the three-bedroom and five-bedroom, all detached, priced at €395,000 and €450,000 respectively from F&F Construction.
The former is a two-storey with a kitchen/dining/family room with a breakfast bar providing a separator in the area, a utility room, WC and separate living room on the ground floor while upstairs has the three bedrooms, one of which is ensuite, and a family bathroom.
These three units will range from 1,259 to 1,281 sq ft. However, the developer is preparing them for attic conversion in order to accommodate a fourth bedroom if so desired.
The owner can install a staircase and velux window for around €5,000 if so. The five beds will be 2,002 to 2,023 sq ft and have a large kitchen/dining/family area, living room to the front, utility and WC.
There are three storeys, with the first floor housing four bedrooms, one ensuite and the main bathroom while the top floor has the master bedroom, ensuite with a walk in-wardrobe. Exteriors are light brown brick with cream tri-panelled windows with detailing on the surrounds in cream.
The front windows to one side are bay and there are iron railings to the front, two side gates and cobble locked driveways with lawn and shrubbery. They come with a BER rating of A aided by a 91pc efficiency heat recovery system and Aluclad windows.
A rainwater butt barrel has been installed to the rear, reflecting the new reality of water charges; purchasers of new houses will be interested in water conservation measures now, so this is a sensible addition.
Interior ceilings are 9ft on the ground floor and fitted kitchens are in a contemporary style.
Ashbourne has a growing population and abuts the North Dublin border. Access to the city is via the adjacent N2 motorway while the Blanchardstown shopping centre is 16km to the south.
