Suburban homes with all amenities
Beresford, Donabate, Co. Dublin
Living by the sea, near to schools, local shops and public transport is what many families strive for when choosing a first home or trading up from an apartment once children arrive. Here at Beresford, they may find all of them in abundance.
These 155 homes in Donabate on the north Dublin shoreline are built to a traditional format, with red-brick exteriors, cobble-lock driveways and straight-forward interior layouts. Constructed by Hora Homes, which was responsible for the sold-out development at Wellington Hall in Trim, buyers will find three and four bed semi-detached houses, along with a few detached four-beds.
The front of the houses have a nice granite trim on sills and a smart black front door with side glass panels. Iron railings separate neighbours and shrubbery has been planted in the low maintenance borders. Rear gardens will be levelled and seeded. All of the properties have wardrobes and kitchens from KUBE, which has around 50 variations of colour and design to choose from, with paint finishes also offered in a range of colours.
Stone fireplaces, wood-burning stoves and Air to Water heat pumps are standard and contribute to an A3 BER rating. In addition, the developer is leaving the attics conversion-ready if buyers want an extra 250 - 300 sq ft of space without structural alterations. It would add a further bedroom, or perhaps an additional play area for kids, or an escape room for the grown-ups.
The three bedroom units are called the B, B1 and C styles. All have a kitchen/dining area, utility room, living room and WC downstairs, with three bedrooms (one en-suite) and a bathroom on the first floor. The layout on each varies slightly and the B styles are 1,203 sq ft, with the C type 1,177 sq ft. These will start from €340,000.
The four beds, A and A1, are 1,474 sq ft and have a similar, though larger layout; again the master bedroom is en-suite. These will be priced from €395,000 for the semi-detached version and there are a small number of detached properties, measuring a bigger 1,650 sq ft on sale also, according to the developer with prices €450,000 - €495,000.
Turvey Avenue, where Beresford is located, backs onto Newbridge Demesne which has parks, walkways, a stately home and playgrounds. The train station, with services to Connolly, is under 2km away, while Dublin Airport is 11km, via the M1, which is the nearest motorway access to the M50 conurbation. The nearest golf clubs are at Swords and Donabate itself, while the beach is under 4km to the east.
Viewing is this Saturday and Sunday, between 12.30pm and 1.30pm.
