Anyone doing battle in the trenches of the Dublin property market had better stop reading right now, for fear that discovering just how much in the way of house and land their money could get them outside of the capital might cause them to despair. These days €1.3m will get you a reasonable family home on a pocket square of a site in one of the city's better suburbs, and that's about it. You might be able to swing a cat, but probably not throw a rugby ball.

Cooliney House in Kilrickle, Co Galway, is located 170km from Dublin, 47km from Galway, and 6km from Lough Ree on the old Dublin road. It's safe to assume that the property is not going to suit as a principal residence for anyone who has to commute to the capital. Working in Galway might be a possibility, and the drive could just be worth it for the lifestyle possibilities that Cooliney offers.
