As the crow flies it's only a couple of hundred metres from Sea View House, near Togher, Co Louth, to more than a mile of quiet, sandy beach.
But if you don't fly, and if you'd rather not trespass on your neighbours' farmland, you'll have to go by road; by that method, Dunany Beach is an eight-minute walk away.
Sea View House is a detached property on an acre of grounds in a quiet part of the Louth coast between Dunany Point and Clogherhead.
Not far away is the 18th century Dunany House, ancestral seat of the Bellingham family.
It's at the end of a longish gravelled driveway and, as its name implies, it enjoys good views of the sea to the front.
Sea View is 3,600 sq ft in size, with five bedrooms. Four of these are on the first floor, including the master bedroom which has an en-suite with a double shower.
The fifth bedroom, also en-suite is on the ground floor
The main reception room in the house is a large, open-plan, kitchen, dining room and living room, where there's a solid-fuel range, skylights, and French doors to the patio. As well as that, there's a lounge with a fireplace, a playroom, and a study.
The ground floor also has a guest toilet, while the main bathroom, with a corner bath and separate shower, is upstairs. Above that again is a wood-floored attic with skylights.
As the best views are to the front, there's a patio on that side of the house, in Indian sandstone, while out the back there's a deck. Elsewhere the gardens are planted with flowering shrubs, ornamental and fruit trees, and extensive lawns. There's also a double garage and car port.
Sea View House is on the market for €500,000 with Sullivan Property Consultants in Drogheda (041) 983 6453.
