Town centre units for sale

A number of town centre freeholds are for sale in Ennis, Wexford and Listowel with guide prices ranging from €375,000 to €480,000.

In Ennis, Co Clare, four retail investments will be auctioned on June 16.

These are generating a combined rental income of €70,600 and based on their prices they indicate initial yields ranging from 4.75pc to 5.6pc.

Agent Paddy Darmody of Sherry FitzGerald McMahon says the yields reflect pending rent reviews, central locations and the low capital value range. Located at 1 & 2 Market St, lot 2 is generating a €25,000 rent and is guiding €480,000.

Next door, 3 Market St is generating €19,000 rent and guiding €400,000. Lot 4 at 10 Parnell St consists of two retail units, generating a combined rent of €26,600 and guiding €440,000.

Meanwhile in Wexford Lisney are quoting €400,000 for a three-storey end of terrace commercial property on Custom House Quay, overlooking the harbour. Its total floor area extends to 277sqm and a rear yard extends to 152sqm.

A Listowel pub, The Keg at William St, is to go for auction on the instructions of receiver Tom Doheny of Deloitte. Its AMV is €375,000. The premises benefits from two other access points from Mart Yard as well as a three bedroom residence on the first and second floors.

Joint agents Sherry FitzGerald Dillon Prendiville and O'Connor Murphy Gubbins will conduct its auction on July 2.
