AGENTS Lisney will auction two Dublin industrial properties on the same day, December 4, as the next Allsopspace auction will take place just a few doors away in the Shelbourne Hotel, Dublin.
The smaller of the units at the Lisney auction is 15 Crag Terrace – within Clondalkin Industrial Estate on the Nangor Road, Dublin 22, which has a €160,000 disclosed reserve.
This end-of-terrace premises extends to about 711sqm including about 345sqm of offices.
As well as loading and car parking space to the front, it has a yard to the side.
It is located about 3kms south-west of the M50 and 9kms south-west of Dublin city centre.
The second property is Unit 3/4 Stag Industrial Estate, Glasnevin, Dublin 11, and its disclosed reserve is €780,000.
It comprises three industrial buildings with a combined floor area of 3,800sqm including ancillary office accommodation with loading areas to the front and rear.
It is being sold by a packaging company which has moved its business to Ashbourne.
Cathal Daughton points out that on a price per square foot basis the reserve for the much bigger Stag property works out cheaper at around €20 per sq ft compared to around €25 per sq ft for the Crag premises.
The Stag property is located on the southern side of the Ballyboggan Road, convenient to the N2 Ashbourne Road about 5km south of the N2/M50 junction and about 5km north west of Dublin city centre.
As well as being a short distance from Dublin Airport, its accessibility to the M50 motorway makes it convenient to the Dublin Port Tunnel, the N2 and N3 junctions of the M50.
It also facilitates firms engaged in distribution to the west and south of the country.
