Industrials generate sales and rental deals

The asking price for the sale and part leaseback at the Alcatel-Lucent facility in Blanchardstown has been significantly reduced from €16m to €9m.

An investor would benefit from Alcatel-Lucent's plans to stay in a 5,380sqm section of the building at a rent of €600,000 per annum on a 10-year lease with a break after five years. There is also income from a mobile phone mast on the building.

Cathal Daughton of the agents Lisney says the reduced asking price represents €317 per sqm. Alcatel-Lucent is a good tenant as it is the leader in fixed, mobile and converged broadband networking, IP and optics technologies, and has the R&D resources of Bell Labs, one of the largest innovators in the communications industry.

With operations in more than 130 countries Alcatel-Lucent is a local partner with a global reach and achieved revenues of €15.2 billion in 2009.



  • A MODERN hi-bay detached warehouse facility at Unit 1, Northern Cross Business Park, Finglas, Dublin 11 is on the market and available to rent.

Agent Darac O'Neill declined to comment on the price but it is believed to be in the region of €150,000. The property comprises a mid terraced industrial unit extending to 142sqm with car parking. The complex comprises five modern industrial units and the remaining unit is for sale with a €150,000 price tag.
  • A 5,255sqm industrial unit at 400 Northwest Business Park, Ballycoolin, Dublin 15 is available to let for €225,000 per annum. The detached facility includes 188sqm of offices on a secure 3.2-acre site. Agents CB Richard Ellis say the rent equates to a very competitive €42.81 per sqm.
  • AN end of terrace warehouse and showroom unit in Cherry Orchard Industrial Estate, Dublin 10, sold for €442,500 through agents William Harvey. The price for the 587 sq m. unit equates to €754 per sq. m. Agents William Harvey point out that the unit has a good forecourt suitable for parking and a rear area suitable for an extension.
