Golf resort, pubs and clubs on Munster market

Another one of Bill Tweedy's former nightclub venues is among four leisure properties in Waterford and Cork to feature in this week's market and three properties will go for auction within the next few weeks.

In Cork, agents CB Richard Ellis have reduced the guide price for the Blarney Golf Resort and Hotel from €12.5m to €10m for a private treaty sale. The 168-acre property together with 38 golf lodges, a four-star 64-bedroom hotel and a conference centre were developed at a cost of €30m, by Kelcar Developments but it went into receivership last year.

In Waterford City, John Rohan of agents Sherry FitzGerald Rohan has placed a €1.5m price tag on the former Tweedy bar and dance venue formerly known as Preachers Nightclub and the Pulpit Bar which is located at 10/11 John Street in the city's entertainment district. These premises extend to 1,388sqm and are currently in use as two separate properties which could be integrated.

John Street lies within a couple of minutes' walk of the city's prime retail precinct and only 200 metres from the College Street Campus of Waterford Institute of Technology, the newly constructed Waterford Crystal manufacturing facility.

In June this year Mr Rohan achieved more than €4m for Ruby's Night Club, The Woodman Bar, Muldoon's Pub and Oxygen Night Club, all former Tweedy premises which were sold on behalf of receiver Simon Coyle of Mazars.

The Tweedy group had debts of up to €10m and at one time employed 160 people full-time and part-time.

AUCTIONS

Tomorrow, in a completely unrelated move, the former Murphy's pub and restaurant in Cloghernagh, Dunmore East, on a large corner site will be auctioned by Sherry FitzGerald Rohan, which is quoting an AMV of €150,000.

The pub was bought a few years ago for more than €800,000. Situated on the outskirts of Waterford City the premises is surrounded by overland and sea views with Ballymacaw, Brownstown Head and the well known holiday resorts of Tramore, Woodstown and Dunmore East all just a short drive away.

Its 271sqm of accommodation includes a lobby bar, lounge, pool room, fitted kitchen, dining room, cold room, store, outside bar.

Also in Waterford a guest house, Diamond Hill Country House, Slieverue, will go for auction on October 27 with an AMV of €395,000. The agents, Waterford Commercial, explain the accommodation includes 16 en suite bedrooms, a penthouse apartment and a two bedroom lodge. Its 1.5 acres also feature award-winning gardens.

About 27 miles away, The Anglers Rest pub in Graiguenamanagh, Co Kilkenny, will go for auction on October 29. ReMax commercial have placed a €220,000 AMV on the four bedroom village premises.
