Fund seeks new Dundalk occupier
Friends First pension funds are seeking a buyer or tenant for the former Superquinn supermarket at Carroll Village Shopping Centre, Dundalk.
The agents Lisney are not quoting a rent or price but sources in the area suggest that rents may be less than €87 per sqm.
Developed by Gerry Maguire, who retains the freehold, the property extends to 3,800sqm of which about 3,000sqm is currently devoted to retail space. At first floor level, there is ancillary office/staff accommodation to include canteen and toilet facilities.
Carroll Village is owned by Mr Maguire and has a surface car park for 500 cars as well as a number of other retail units. Last year, because Superquinn closed its unit, a court ordered the retailer to pay more than €0.5m to Parol Ltd, the owner of the village.
Meanwhile, Lisney has sold a storage and office unit at the KCR Industrial Estate, Kimmage, Dublin 8, for €85,000 -- €5,000 below its guide.
The 157sqm freehold unit was one of four properties in the catalogue. Lisney subsequently received offers for the other three which include two in Ballymount Industrial Estate. One of these has a total floor area of 1,221sqm including 684sqm of two-storey offices with a €300,000 guide.
Another in Mayo is asking €40,000.
