A small land holding of 10.3 acres at Johnstown Village, Navan, Co Meath, was sold at auction by Savills last week for €170,000 or about €16,500 per acre.
Bidding at the auction started at €80,000 and was chased by two bidders up to €135,000.
It was then put on the market and with the entry of a new bidder at this time and six further bids, the property was knocked down to a local business man.
Loman Dempsey of Savills says it attracted the interest of bidders who recognised its long-term development potential.
