Western holding guided at €139k

In one of the earlier western auctions of the year a 20ac residential farm near Castlerea in Co Roscommon is coming on the market with a guide price of €139,000.
Located at Mullaghnashee, Fairymount the property is about 8km from Castlerea and 5km from Frenchpark.
The place is described by auctioneer James Kilcoyne as a most attractive, two-storey residence with an extension standing on 20ac of good land. Accommodation in the house includes a sitting room, a kitchen with solid fuel range with a bedroom and a bathroom on the downstairs level. Upstairs are two bedrooms. All the services are operational in the house but it is described as dated and could do with modernisation.
The lands are in one lot and described by Mr Kilcoyne as being "mainly in the above average to good quality category" with excellent road frontage on to two roads. There are 3ac of ground in bog and 3ac in rushes but aside from that it is all grazing. The yard is made up of a series of traditional stone outbuildings and a hayshed.
This farm is being offered for sale in one lot but the house and sheds with a small parcel of ground can be sold separate to the land. "It is the ideal hobby farm for anyone who wants to enjoy country living in a nice, tranquil area," Mr Kilcoyne said.
