The auction season is slowly getting into gear with auctioneers and vendors still reluctant to expose properties to the swift justice of the gavel too soon after the long wet winter.

In one of the earlier auctions at the northern end of the country a traditional small farm with a two-storey farmhouse and outbuildings on 35ac at Stradone, Co Cavan will be auctioned towards the end of the month with a guide price of €220,000.

Situated at Drumcrow, Stradone the farm is 8km from Cavan town, 2.5km from Stradone and 5km from the N3.

The holding is all in grass and described by selling agent Robert Nixon of Kells as comprising well sheltered ground in good heart with extensive road frontage.

The house is a two-storey farmhouse with accommodation that includes two bedrooms, a kitchen, sitting room and a bathroom.

According to Mr Nixon the residence is weather proof and in good condition, but could do with some refurbishment.

The yard includes a range of older traditional sheds including a two-column haybarn and a few stone buildings with loose boxes.

At auction the property may be sold as an entire or in a number of lots with the first lot made up of the house and yard on 10.4ac.

The second lot is made up of 25ac of land, all in grass, while the last lot comprises the entire.

The farm will be sold at auction at Errigal House Hotel, Cootehill on Wednesday, March 30 at 3pm.
