A 55ac parcel of land located at Farran, Castlelyons, Fermoy, Co Cork, has just come on the market.

The non-residential holding comes with a range of sheds and stables and is located close to commercial and industrial properties adjacent to the M8 Cork Dublin Motorway, 20 minutes from Cork City.

Local auctioneer Daniel Fleming will put the farm to auction on Friday, September 30, with a guide price of €12,000-15,000/ac.

According to Mr Fleming, the place is a superb property. There are also a number of successful equestrian enterprises in the area and he points out that Cheltenham Gold Cup winner Denman is a product of the neighbouring stud farm.

The land comprises the best of limestone ground that up to recently was planted in maize but has since has been reseeded for grassland.

The farmyard consists of a concrete yard, cattle handling facilities, a silage pit and two large sheds. One of the sheds has slatted units, while the other contains up to eight Allenweld stables.

Mr Fleming believes the sale of this holding will put down a marker and be a barometer for sales at the upper end of the market. "This farm will tell us a lot about the real value of land, it should make close to €15,000/ac."
