Located 16 miles from Limerick city on the main Cork road, the holding comes with substantial road frontage of 529m.

For sale by private treaty, the holding has a guide price of €400,000.

According to John De Courcy, of Limerick selling agents De Courcy Estates, the land is the finest of grazing laid out in six divisions, well fenced and with its own water supply.

The residence is a traditional two-storey, four-bedroom farmhouse which is in need of substantial refurbishment.

The accommodation includes a living room, kitchen and dining room on the ground floor, with four bedroomsupstairs.

Outbuildings include a threecolumn haybarn, an old shed with a slate roof attached to the residence and an old cowhouse with a galvanised roof.

Mr De Courcy said that while the guide price of €400,000 might be strong, the holding had tremendous potential.

He said: “The location is excellent, 25 minutes from Limerick city and while at present the road frontage may not be a great addition, given that it is leading on to a main road, in the event of the planned upgrade of the Limerick to Cork road this section will no longer be on the main route and planning permission should be easier to obtain. The land is excellent and the house, with a bit of work, has great potential. It's your ideal smallholding within shouting distance of one of the main cities in the country.”
