Sale of 161ac residential farm in Carlow will be a good guide

A 161ac residential farm at Hacketstown in Co Carlow will most certainly draw a lot of interest.

Set in one block, the holding comes with a traditional farmhouse and a three-bedroom bungalow, both in reasonable condition, as well as a range of extensive farm buildings.

It comes with a guide price of €8,000 to €10,000/ac.

Located 12 miles from Carlow and seven miles from Hacketstown, the farm is mainly in tillage at the moment, with a small section in grass.

According to Matthew Conry of selling agents REA Dawsons, Tullow, the property is in great heart with no waste. Some of the holding is farmed by the owner and some is let.

"This is a lovely farm that is easy to work and well laid out. It is serviced by an internal roadway and has a constant water supply," said Mr Conry.

The main farmhouse is a four-bedroom two-storey traditional building in reasonable condition, with oil-fired central heating and PVC double-glazed windows throughout. The accommodation includes an entrance hallway, sitting room and kitchen with solid fuel cooker and fitted units. On the first floor are four bedrooms and a bathroom.

The three-bedroom bungalow includes a sitting room, kitchen-diner with oil-fired cooker, built-in units, and an integral garage with a utility room to the rear.

The farmyard is located at the centre of the farm and would be described as more traditional in type and make up.

The outbuildings include a four-span hayshed with lean-to, a four-span double shed with a double lean-to and internal silage walls, and a selection of granite stone outbuildings.

As there is limited road frontage, the farm will be sold as one lot.

The farm will be sold by auction at the offices of Dawson Auctioneers, Barrack St, Tullow, Co Carlow at 3pm on Thursday.
