Roscommon farm attracting interest

A guide price of €400,000 is being quoted for a 48-acre farm which has just come on the market in Elphin, Co Roscommon.

The farm is being offered for sale by Roscommon-based estate agents Property Partners Earley. The holding, situated in the townland of Caldrymoran, is in one block and comes with a two-storey farmhouse and also includes a number of outbuildings.

The house is an old-style, three-bedroom farmhouse, comprising a hallway, sitting room, kitchen and utility room on the ground floor, with the bedrooms and a bathroom upstairs.

The building is solid and dry, but in need of modernisation.

The farmyard is made up of a wide range of functional straw-bedded sheds, and also contains a hay shed, cattle crush and pen.

The farm is located approximately half a mile from the town of Elphin. John Earley described it as an old, established property.

"The majority of the land would be regarded as the finest of ground, while a bit at the northern end would be of poorer quality," he said.

The farm has its own water supply but is being sold without entitlements. It is for sale by private treaty.

The farm is generating a lot of local interest and the selling agents are confident that the guide price of €400,000 will be achieved.

"We are open to offers and welcome all enquiries, but I must say interest is lively and we are within shouting distance of the reserve already," added Mr Earley.
