Roomy house on good land

A compact residential holding at Cranna, Cahir, Co Tipperary, comprising an extensive modern house on 27ac of good quality pasture land, is sure to bring a range of buyers to the auction room when it is offered for sale next month.

The property will be put to auction in three lots. Lot one is the entire, lot two the house and detached garage on 1.3ac, while lot three is made up of 26ac with outbuildings and a derelict cottage.

Local auctioneer John Stokes of Stokes and Quirke is guiding the sale of the entire at €585,000, while the guide for the house on 1.3ac is €325,000.

The guide price of the land is €260,000 (€10,000/ac).

The house, which was built 12 years ago, is a four-bedroom, spacious, two-storey property of around 3,300sqft. It is finished to a high standard and comes with a C.1 energy rating.

The accommodation includes two reception rooms, a kitchen, dining room, study and spacious entrance hall. The various rooms are complete with wooden floors and fireplaces in a number of the living spaces. The house commands an elevated landscaped site and has a detached garage.

The lands are freehold and in permanent pasture. Laid out in around seven divisions, the watered lands are separated with electric fencing and mature hedging.

Mr Stokes said the quality of the lands and dwelling house should guarantee considerable interest in the farm.

The auction will be held at the Clonmel offices of Stokes and Quirke at 3pm on Friday, March 23.
