Residential Wicklow farm guided at €1.1 million

A farm on 100ac of tillage and forestry in Co Wicklow was withdrawn from auction recently at €850,000 and is now on sale for €1.1m, writes Jim O'Brien.

'Sunnybank' is located at Downshill, Delgany, Co Wicklow about 1km from the M11 motorway, 6km from Greystones, 12km from Bray and 19km from Wicklow.

Built in recent years, the spacious residence has accommodation that includes an entrance hall, sitting room, living room, kitchen, utility and a guest bathroom. Upstairs there is an ensuite master bedroom, four other bedrooms and a family bathroom.

Access to the holding is by an avenue that passes through the better portion of 100.4ac of land surrounding the house. A parcel of 41.5ac of the best of the ground is in tillage, while 58.8ac is in forestry and rough pasture.

The forestry, which commands no premiums, was planted between 1995 and 2000 and extends to 58.8ac in Sitka Spruce.

A telecommunications mast on the land was under lease until the end of September. A new owner has the option of entering into a new lease. There are also ESB pylons and a gas line running through the farm.

At auction Sunnybank Farm attracted one bid of €850,000 before it was withdrawn and is now on the private treaty market with a guide of €1.1m.
