Located about 3km from Edenderry on the Broadford, Clogherinka Road the original house was built in the 1730s and the current owner bought the property in 2009.

He spent €300,000 renovating the dwelling and €200,000 reclaiming the lands and the outbuildings.

The house is in excellent condition throughout and ready to move into. The place has been thoroughly renovated and tastefully extended to include a modern kitchen.

To the rear of the house is a typical Georgian courtyard in perfect condition, with the stonework cleaned and pointed and all the sheds reroofed,

A large, modern, six-bay, A-roofed shed located behind the courtyard is currently used as a workshop and for machinery storage but is also fit for many other purposes. Beside it is a traditional, long hayshed with a slate roof.

The land is in great condition and completely accessible thanks to a hardcore, central driveway. It has been entirely drained fenced and reseeded. The land is mainly in grass with about 20ac in barley. The fencing is top class and there is a fine selection of trees dotted throughout the farm.

At auction Phillip Byrne of Coonans auctioneers opened proceedings at €1m and with two bidders in the chase matters proceeded steadily until they stalled at €1.52m.

The holding is now on the private treaty market and the selling agent is looking for offers in excess of the final bid.
