A compact farm of 43ac at Gorteen, Nurney, Co Kildare goes to auction early next month with a guide price of €475,000 or €11,000/ac.
Located between 5km from Kildare and 7km from Athy the M7 Motorway at Junction 13 is 10 minutes from the lands.
The property includes 43ac of land with a traditional tin roofed cottage and yard located in the middle of the holding and accessed by a gravel laneway lined with copper beech and oak trees.
The cottage is comprised of a sitting room, kitchen, two bedrooms and a bathroom and requires complete renovation. In the hands of an architect or a creative designer this could be transformed into an idyllic property. Outside is a small yard with a number of traditional buildings that could also do with attention. According to Paddy Jordan of selling agents Jordan auctioneers the site would be ideal for renovation or a replacement dwelling, subject to the necessary planning permission.
The land is all in permanent pasture laid out in about eight divisions. There are natural hedgerows with great shelter and mature timber on the boundaries.
Mr Jordan describes the property as ideal for "farming, bloodstock or as a site for a private residence."
The place will be sold at public auction on Thursday, October 8 at 3pm in the Keadeen Hotel, Newbridge, Co Kildare.
Jordan Auctioneers are also handling the sale of 37.5ac of land with an extended cottage and yard at Shortwood, Sallins, Co Kildare. This neat and compact property comes to auction with a guide price of €450,000 or €12,000/ac
