The land is in permanent pasture with excellent river frontage and two individual laneways leading to two different public roads.

It comes with a guide price of €408,000, or €4,250/ac.

Located around three miles from Abbeyleix, six from Mountrath, and nine from Portlaoise, the farm, which is all in one block, is divided into a number of different- sized fields.

The land is in general need of some attention but it has potential as good grassland.

The property also has an old, derelict, two-storey stone residence (above).

The public auction to sell the land takes place on Friday, October 21, at 3pm at the Auction Room, Ballycomey House, Castlecomer, Co Kilkenny
