Out-farm with extensive beef facilities in Tipperary

A 30.5ac out-farm with top class cattle accommodation and land in great heart is on the private treaty market at Coolaun near Borrisoleigh in Co Tipperary. The transaction is being handled by Nenagh auctioneer Eoin Dillon who is guiding €300,000 for the holding.
Located 2km from Borrisoleigh off the Nenagh Road, the grazing land has no road frontage but is accessed by its own roadway.
All in one block, the lands are all in permanent pasture having been recently reseeded and Mr Dillon says there is no waste on the property. "The land is fertile, it is exceptionally well fenced and has piped water to each paddock from a private well," he explains.
There is substantial, modern cattle accommodation on the farm with space for 150 cattle. The 5,760sqft shed at the heart of the yard is a five-column long structure with a single slatted tank running the full length, while a sturdy cattle crush stretches along the yard side of the shed. There is no single farm payment or milk quota attached to the holding.
Along with its own access the farm has additional access via a right of way from the rear, which can be used for getting heavier machinery or wide loads in and out.
The lands are exceptionally well laid out in a series of paddocks serviced by extensive farm roadways.
According to Mr Dillon, the place would make an ideal out-farm and, with little or no expenditure required, would represent an immediate addition to any expanding farm enterprise.
"It would be ideal for replacement heifers for a dairy farmer," he said. "The current owner used it for finishing bulls as part of an intensive beef farming operation. The place is eminently manageable," he said. "It's a lovely piece of farm property, well equipped and well laid out."
