Nicest little farm in the country

Colm Farrell describes a 53ac residential farm at Kilmona North, Ardrahan, Co Galway as "the nicest little farm in the county." The property comes to auction with a guide price of €450,000.

Located three miles off the N18 and close to Labane and Ardrahan, the farm is typical of the holdings in the areas with neat, stone walls enclosing a patchwork of green fields dotted with mature trees. The ground is made up of free draining limestone soil and was grazed up to recently.

The farmyard consists of a range of livestock accommodation specifically suited to sheep and includes a hayshed, a two-bay lean-to, storage sheds and other livestock handling facilities.

The house is a two-storey solid farmhouse built in the 1940s and now in need of substantial refurbishment.

"This is a good quality, easily managed farm in a good farming area," according to Colm Farrell.

It may suit a young farmer hoping to take advantage of the incentives provided for under the new CAP provisions and may suit a local farmer wishing to expand the family enterprise.

The farm will be offered for sale by public auction at 3pm on Friday, July 19, at O'Sullivan's Hotel, The Square, Gort, Co Galway.
