Laois-based auctioneer William Mansfield is busy negotiating the sale of two properties withdrawn from auction earlier in the month.

A 32ac holding at Ballygeehan, Ballacolla, was recently for sale by public auction at the Abbeyleix Manor Hotel. According to Mr Mansfield, the land, which is in permanent pasture, is in very good condition. The holding is well fenced with both a piped and independent water supply, and includes a three-span hayshed.

"We were hoping for €10,000 to €11,000/ac," said Mr Mansfield. "Three bidders, all locals, bid on the property and when it failed to move beyond €280,000 it was withdrawn from auction. I am currently in negotiation with the parties and expect to close the deal soon."

Mr Mansfield also withdrew a 14.5ac residential farm on the Laois/Kilkenny border recently. The farm at Rathpatrick went to auction at the Community Centre in Rathdowney.

The property consists of a three-bedroom bungalow, a range of outbuildings and lands with extensive road frontage.

"The bungalow is in excellent condition and is very well maintained along with the outbuildings.

"The land is good land and in fine condition. We expected €12,000 to €13,000/ac for it," he added.
