A fine 103ac residential tillage farm in the heart of east Cork has been put on the market to be sold by private treaty.

Mountain Lodge Farm is located at Bartlemy, 1.5 miles off the Rathcormac to Fermoy Road and three miles from Watergrasshill.

With a guide price of €10,000/ac, the property comes with a four-bedroom residence, a functional farmyard, €5,400 in entitlements and extensive road frontage.

The holding is laid out in large divisions and has frontage on to three different roads. According to Ballinhassig-based auctioneer Christy Buckley, all sections of the property can be accessed from the public road.

The farm is in great heart and is under a crop of winter corn. The residence, a four-bedroom bungalow, includes a kitchen/dining room, bathroom and living room.

The farmyard consists of a large shed (60x80ft) with a relatively new wide-span A-roof. This extensive shed houses four rows of cubicles and has ample space for farm machinery.

Two silage pits, an open machinery shed and some older farm buildings are also part of the yard.

Mr Buckley says the farm can be bought in one of three lots.

Lot one consists of the entire, while lot two includes the house and 20ac. Lot three can be determined according to the needs of the buyer and the layout of the divisions.

"This is a choice farm," said the auctioneer. "At €10,000/ac, you couldn't go wrong. It is well farmed, laid out in large, easily worked fields and has a public water supply.

"It has plenty of road frontage, good sheds, €5,400 in entitlements and a decent residence. It will be of interest to a range of buyers, from the customer who wants a standalone farm to the farmer who wants to extend an existing enterprise."
