Mixed use Kildare holding guided at €800,000

A 106ac farm with a derelict cottage and an old farmyard at Halverstown, Kilcullen, Co Kildare is coming to auction with an overall guide of €800,000.

Located 3.5km from Kilcullen and the M9 Motorway and within easy reach of Newbridge, the Curragh and the M7 the farm can be accessed via a local road off the R418 to Athy or via a shared access off the R418 to Castledermot.

While the entire property extends to 106.6ac, a portion of 68.5ac is under a crop of winter wheat, while 38ac is in grass and includes a yard and a derelict house.

The crop of wheat is included in the sale.

Laid out in one large block the farm has three access points and, according to Paddy Jordan of Jordan auctioneers, is ideally suited to any type of farming activity. It is well bounded by mature boundaries and has a natural water supply.

The property will be offered in two lots with the derelict cottage on 3.4ac guided at €100,000.

The old cottage is surrounded by mature timber and has a lovely paddock adjacent with frontage on to a local road.

The second lot is comprised of 103ac of which 68.5ac is in winter wheat and 34.5ac in grass. This portion is laid out in one large block.

Also included is an old yard with some derelict outbuildings and a three-column hay shed. This lot is guided at €700,000.

The entire property comprising the two lots is guided at €800,000 in advance of the public auction at the Keadeen Hotel Newbridge on Thursday August 11 at 3pm.
