Locals set to reel in anglers' delight

A unique holding at Ballingarry, Co Limerick, is bound to attract a lot of attention from locals and further afield. Ballyneale Farm is a holding of 115ac with a fishing lake, a fishing lodge and a decent farmyard. It goes for auction on Thursday, November 18, at the Dunraven Arms Hotel, Adare, Co Limerick.

Ballyneale is located 20 miles from Limerick city, three miles from Ballingarry and eight miles from the village of Adare.

Laid out in easily managed divisions, the farm has benefited from several improvements in recent years. The land has been well looked after and is fenced. It has a piped-water supply and extensive road frontage from three independent gateways.

The holding is to be offered in its entirety or in several smaller lots.

Lot two is made up of about 74ac and the farm buildings. This parcel is a self-contained unit with good road frontage to two sides and laid out in easily managed divisions. Its mature hedgerows provide good stock shelters, while two barns, each of 70m2, and a traditional two-span haybarn with a lean-to extension provide extensive wintering facilities or machinery storage.

The lake and the lodge on 34ac make up lot three. Developed as a commercial proposition, these facilities have been used privately prior to its present use. The 1.25ac lake is stocked with mature carp and laid out with 11 swims to suit all anglers.

The lodge is an ultra-modern building that enjoys a superb setting, with large French doors opening out to a south and east-facing decked area. Accommodation extends to 1,087ft2 and includes a living room, fully fitted kitchen and three bedrooms, two with en-suite facilities.

A separate changing room block, with twin changing rooms for anglers, is also included, along with a boiler house. Services include mains water, mains electric, oil-fired central heating and septic tank foul drainage.

Independent access off the public road to a hardcore internal roadway gives access to the fishing lodge and lands.

Lot four is 7ac with road frontage and access via an independent gateway. There may be some potential here to build a dwelling, subject to any necessary planning permission.

Lot one consists of lots two and three combined.

Selling agents Savills are guiding the holding at €7,000-10,000/ac, which could see the entire realise a price in the region of €1m.

"I think this is a very fair price for what is on offer," said David Ashmore of Savills.

"It is an excellent property that would suit a range of customers."
