Latton 18ac beats guide by €21k

The auction of an 18ac residential farm in Co Monaghan came to a successful conclusion for the vendors on Thursday. It made €221,000.

The farm at Latton, Castleblaney was sold in two lots. Both purchasers are understood to be local farmers.

Auctioneer Padraig Smith, who handled the sale, said he was delighted with the result, which exceeded the original guide price by €21,000.

Lot two, the house on 12.5ac, made €161,000. The remaining 5.5ac that made up lot three sold for €60,000.

There were two bidders for lot two and three bidders, at various stages for lot three, while there was only one bidder for the entire. The property was put on the market for a total of €210,000 and sold soon afterwards for €221,000.

The two-storey house included in lot two is in need of some modernisation. However, it is structurally sound. Accommodation includes entrance hall, sitting room, dining room, WC, utility, four bedrooms and a bathroom. An old shed located adjacent to the house is also stone built and could be adapted for many uses. The land comes with road frontage.
