Laois lots up for auction

A 45ac Co Laois residential farm at Trumera close to Abbeyleix and Mountrath is coming to auction in lots with a combined guide price of €340,000, writes Jim O'Brien.
Located just off the R430 regional road the farm is 8km from Abbeyleix, 5km from Mountrath, 3km from Kilbricken and not far from the M7 at Portlaoise.
The land is of mixed quality with some low lying ground but with much decent grazing ground also. The place will be offered in a variety of lots in Trumera itself and in the townsland of Tarbert.
The house is an old single-storey cottage with three bedrooms, a bathroom and a kitchen. A dated farmyard is located behind the cottage which also comes with 20ac.
This parcel of land is described by Paddy Jordan of Jordan Auctioneers as consisting of a portion of superior quality ground that falls off to poorer quality territory at the back. "There are 11.5ac of good land with the residence and yard and 9ac of inferior quality land," Mr Jordan said. This parcel is guided at €120,000.
A second lot at Trumera is directly across from the house in one regular shaped field that is all in grass with natural boundaries. It adjoins the local GAA Club on one side and the motorway to the rear. Mr Jordan says it is an ideal site for a residence subject to the necessary planning permission. This is guided at €35,000.
A 20ac parcel at nearby Tarbert is described as very good quality ground in regular shaped divisions currently in grass. It is guided at €170,000.
Opposite the last parcel is a 1.16ac piece of ground with a yard made up of some old buildings. The plot has good frontage onto the local road between Abbeyleix and Mountrath and is guided at €15,000.
