Laois lots set to turn heads

When a farm in Ballacolla, Co Laois, is described as a fine tillage and grass farm, the chances are the description is accurate.

Ballacolla is at the heart of Laois farming country and many will remember the area for its hosting of the 2002 Ploughing Championships.

With this in mind, there will be much interest locally and from farther afield in the sale of a 71ac residential holding located at Killermogh, Ballacolla.

The property comes for auction on Friday, October 28, and selling agent Joseph Coogan, of Castlecomer, is guiding the sale at €850,000, or almost €12,000/ac.

Located one mile from Ballacolla village and six miles from Abbeyleix, the holding includes a bungalow residence and farm buildings.

The bungalow is a solid structure consisting of an entrance hall, sitting room, kitchen and dining area, four bedrooms and bathroom. It comes with double-glazed PVC windows, oil-fired central heating and ample front and back garden space. The farmyard is of the traditional kind, consisting of a round-roof shed with lean-to and several old stone buildings.

Mr Coogan describes the land as top quality agricultural ground with a mix of tillage and pasture that is well watered and well fenced.

The farm will be sold in lots or as an entire.

Lot one consists of the house and farm buildings on 44ac. This section has its own laneway leading to a public road, and while a portion of the lands are in stubble, the remainder is in permanent pasture and runs alongside a river.

Water

There is mains water supply and electricity. Lot one comes with a guide price of €525,000.

Lot two consists of 17ac in two separate fields of different sizes that are currently in tillage. One of the fields has road frontage while both have frontage onto public laneways and a mains water supply. This section has a guide of €200,000.

Lots one and two combine to form lot three, which consists of the residence, the farm buildings, and around 61ac.

A 10ac field situated on the opposite side of the public road from the other lots makes up lot four. Currently in stubble, the lot comes with road frontage and is being guided at €125,000.

The entire, consisting of the house, farmyard and 71ac, makes up lot five and comes with a guide price of €850,000.

Viewing of the farm will take place this Saturday from 3.30-4pm.

The auction will take place at The Auction Room, Ballycomey House, Castlecomer, Co Kilkenny, on Friday, October 28, at 3pm
