Laois grazing ground guided at €6k/acre

A 42ac farm at Doon, Luggacurren in Co Laois is coming to auction in July with a guide price of €260,000 or just over €6,000/ac.
Luggacurren is a lovely part of Laois and is located east of Portlaoise among the Cullenagh hills.
The farm, which includes a derelict stone residence is 1.6km from Luggacurren, 10km from Ballylinan and 11km from Stradbally.
The holding is described by auctioneer Joe Coogan as made up of decent agricultural land and while it is slightly hilly it is good grazing ground.
The property will be sold in two lots made up of a 26.5ac parcel with extensive frontage on to a tarred laneway.
This portion is divided into a number of different sized fields with a water supply.
The second lot is an adjoining 15.5ac parcel also laid out in a number of fields and with a water supply.
This parcel contains the old stone residence with some old stone out buildings along with a round-roof shed.
The 15ac piece has laneway access to tarred laneway. The final lot is made up of the entire.
The property will be sold at auction at Ballycomey House Castlecomer, Co Kilkenny at 3pm on Friday, July 1.
Mr Coogan is also handling the private treaty sale of a house on 10ac at the Yellow Road, Castlecomer, Co Kilkenny. The sale is guided at €162,000.
Located about 1km from Castlecomer the single storey residence needs a complete renovation and stands on 10ac.
The land is described by the auctioneer as made up of prime agricultural quality land in permanent pasture divided into three different sized fields with a natural water supply, road frontage, public lighting and mains water.
