Laois farm sells for €391k

A compact 28ac farm with a bungalow and river frontage near Mountrath in Co Laois sold in lots for a total of €391,000, exceeding its guide by €21,000

The property is located on the Rushin road about 12km from Portlaoise and 9km from the M7/M8 motorway.

This holding includes a detached bungalow built in the 1950s on 9ac of land. Outside there is a garage set in mature gardens. The bungalow is immediately surrounded by 9ac of land that is described as good quality ground with extensive road frontage and river frontage to the White Horse River on the eastern boundary.

A portion of land extending to 19ac is located on the opposite side of the road to the bungalow and this is all in grass with mature timber and excellent shelter. There is extensive frontage onto the local road.

At auction, joint selling agents Jordan Auctioneers and Seamus Burke offered the property for sale in lots. The bungalow on 9ac opened following a bid of €100,000 and with three bidders showing cause the price moved up to €170,000 when the property was put on the market. One further bid of €171,000 secured the place for a local buyer. The 19ac parcel attracted two bidders and was bought by a local for €220,000.
