Kilkenny holding offered at guide price of ¤235k

A 52ac Kilkenny farm that includes a derelict house and extensive road frontage has come on the market and is to be sold by private treaty.
Ballyragget auctioneer Anne Khan, who is handling the sale, is seeking offers in excess of €235,000 (€4,500/ac).
Located at Coon West, four miles from Castlecomer, 12 from Kilkenny and 10 from the town of Carlow, the holding is described as mixed land.
According to Ms Khan, there are 25ac of good agricultural land, while the remainder is in need of attention.
The farm is laid out in nine fields and divided by natural hedgerows. It has a water supply thanks to three streams running through it and an electricity supply that delivers power to the now derelict house.
According to the auctioneer, there is extensive road frontage on to the main road with a separate entrance to the farm from a laneway.
"The upland portion of the farm, where the remains of the cottage are located, has spectacular views and would make an excellent site for a new house with the requisite planning permission," she said.
The farm will be sold as one lot and while there are no entitlements with it, the vendor has entitlements that he would be willing to sell.
