Holiday cottages offer rural excitement
The description, "unique opportunity' is used with great frequency in the property business and while the subject matter might not always deserve the appellation, no one could disagree that the chance to buy 12 thatched holiday cottages for less than €500,000 is a once off.
The cottages are located at both sides of the road in the village of Puckane, Co Tipperary and within 2km of Lough Derg and 9 km of Nenagh.
The one and two bedroom residences are set out in traditional Irish settlement formation and could, in the right hands, be a real opportunity for someone to do something exciting in the rural tourism market.
The houses are in good condition throughout but could do with some tidying and refurbishment. The 12 are a mixture of semi-detached and detached two bedroom and three bedroom cottages and while some are thatched others have slate roofs.
Built in the late 1960s the cottages were upgraded circa 2004. They have been popular with anglers and water sports enthusiasts over the years being located within 4km of Dromineer, a popular place for a range of water based activities.
While the village of Puckane might not be among the more familiar tourist destinations in the country it is well within the thriving Lough Derg tourism catchment area and on the doorstep of a very developed tourism infrastructure in the midwest.
According to auctioneer William Talbot of Sherry FitzGerald Talbot the houses were most recently owned and marketed by a UK based company and there are no accounts or books available to give an overview of occupancy.
The cottages can be bought in one or two lots. The road through the village divides the schemes of houses with six on one side and six on the other. According to William Talbot the guide price on six cottages is €250,000 while the guide on the entire is €450,000.
