All eyes will be on a 65ac holding which has been described as "the best of grazing ground" when it comes to auction tomorrow.

The roadside holding at Harristown, Mullinavat, Co Kilkenny, will be of interest to several customers when it goes under the hammer.

Ger Walsh, of selling agents Walter Walsh, in Thomastown, believes sale interest will be local.

Located three miles from Mullinavat on the old Kilkenny/Waterford road and five miles from the new M9 motorway, the property is in one block with extensive road frontage onto two roads.

Laid out in easily managed divisions, it is well fenced and has a natural water supply from a stream that runs through the farm.

The land has been let by the owner to a long-term tenant for quite a number of years. There are no buildings with the holding but a new owner with established local needs could apply for planning permission.

"We expect a lot of interest and there is a range of potential customers," said Mr Walsh.

"This could sell as a stand-alone farm, as a substantial out farm or as an extension to an existing holding.

The property goes to auction with no guide price. Mr Walsh admitted that not much land has sold in the area of late, so it is difficult to set a price that reflects the going rate. "When the auction gets going we'll let the market decide."

The sale is at The Rising Sun, Mullinavat, Co Kilkenny, tomorrow at 3pm.
