A 100ac forestry and grass residential farm at Stradone in Co Cavan goes to auction tomorrow with a guide price of between €350,000 and €400,000 in an executor sale.

The farm is located at Carrickallen, Larah North, Stradone 8kms east of Stradone and 18kms east of Cavan. The forestry is made up mainly of Sitka Spruce, Japanese larch and alder, and generates annual premiums of €9,960 with about eight years remaining.

The farm will attract an estimated BPS payment of €5,418 in 2015 which, when added to the forestry gives an income of over €15,000 per annum for the next few years.

About 54ac of the land is covered in forestry, with approximately 40ac in grass set out in five fields

The house is a two storey traditional farmhouse extending to 1,614sqft and requires renovation.

The traditional style farmyard includes a five-column haybarn, a machinery shed and storage sheds.

According to Bailieborough auctioneer Peter Murtagh the farm represents good value and a steady income. It will be sold at the auctioneers' sales rooms in Bailieborough, tomorrow at 4pm.
