Village holding in 'hilltop of the little fairies' offers four-bedroom bungalow on a substantial parcel for a guide price of €875k

If you would like to live in a place that rejoices in an interesting and exotic name then look no further than Knockballyfookeen near Pallasgreen, Co Limerick.

You could be the proud owner of a 100ac residential farm, part of which is to be found in the said Knockballyfookeen (the hilltop of the little fairies), while another section is in the townlands of Ballyhurst, Kilduff and Tullabeg.

Located close to the village of Pallasgreen, the farm is divided and has considerable frontage onto the main Limerick to Tipperary road.

The farm is to be offered in lots when it goes to auction later this month and a guide price of €875,000 is being quoted.

Lot one consists of a four-bedroom bungalow with a farmyard set on 36ac at Tullabeg, Pallasgreen.

Tipperary town auctioneer Mark Donovan describes the 1970s bungalow as solid and sound but needing modernisation. The farmyard consists of a slatted shed, built in 2007, and a number of more traditional farm buildings.

The land is described as good grazing ground that is well cared for, well watered and fenced with plenty of road frontage. This lot is being guided at between €350,000 and €400,000.

Lot two, extending to 42.75ac, is in need of attention. The land is described as "sound" but the fields are small with hedging that needs to be pulled back and other remedial works undertaken. This portion is being guided at €275,000.

The final lot is a 20.75ac parcel situated at Kilduff, adjacent to the village of Pallasgreen. This is described as good ground in great shape that may have development potential in the future. The guide price for this piece is €200,000.

The entire property will be sold by public auction at the premises of Donovan Auctioneers, Davis St, Tipperary on Wednesday, October 24 at 3pm.

Meanwhile, a 47.5ac farm near Pallasgreen is to be brought to auction by Donovan Auctioneers with a guide price of €400,000.

The property at Newtown, Pallasgreen includes an old two-storey farmhouse and traditional outbuildings. The house and yard require extensive modernisation, while the land is described as being of average and good quality ground enjoying frontage on to two roads.

The property will be sold in two lots, with the house, yard and 19.2ac forming lot one and a parcel of 28.3ac forming lot two. The public auction takes place at the premises of Donovan Auctioneers, Davis St, Tipperary on Tuesday, October 23 at 3pm.
