Located at Richardstown about 2.5km from Ballyboughal village the property is just off the N1 Dublin to Belfast road.

Laid out in four fields the free draining ground is in a mix of tillage and grass.

There is a natural water supply on the farm and a three-column haybarn is the only building on the property.

With little or no frontage access is by a gateway along a neck of land leading to the fields.

At auction it was opened by REA Coonans Maynooth at €200,000 and three active bidders, all local farmers, drove the price to €270,000.

The property was put on the market at the €270,000 mark and two more bids saw the hammer fall at €275,000 to a farmer living 'half a mile away.'
