Dub farm a tester

The sale of a 52ac non-residential tillage farm located at Tyrellstown near Mulhuddart, north Co Dublin, will give some indication as to the current prices for agricultural land in the area.

Local auctioneer Robert Ganly is guiding the holding at more than €7,500/ac.

Located 3.5km from Mulhuddart, 10km from Finglas and 11km from Ratoath, the holding, which is under crops at the moment, is described as fine tillage land.

It is laid out in a number of divisions that are well fenced and, while it has no access to mains water, there is a stream on the property.

This executor sale is one of the first in Dublin this year.

"Prices varied last year between €7,500 and €12,000/ac so we will see how this will do," Mr Ganly said. "It will be interesting to see how a typical piece of agricultural land so close to developments, such as Tyrellstown, will fare on the open market.

"The powers that be at NAMA will be interested in the result from the auction.

"I have a lot of north Dublin land coming on the market over the next few months so I'm hopeful the sale of this land goes well."
