Located 5km from Castlecomer and 21km from Kilkenny City the dwelling is south-facing and set on an elevated site with great views of the countryside.

It was once at the centre of a much larger farm that was sold a number of years ago. According to local auctioneer Joseph Coogan the house and yard would have been the envy of many in its day.

The residence is now dated and could do with refurbishment and modernisation. The ground floor accommodation includes an entrance hall, kitchen, sitting room and a bathroom while upstairs are three bedrooms.

The house has a separate front garden with its own entrance.

To the back of the dwelling is a lovely traditional courtyard with a series of old cut-stone buildings.

The yard has a separate entrance to the road and a paddock with road frontage adjacent that could have site potential, given the necessary planning permission.

The outbuildings include a three-span haybarn covering a silage pit with lean-tos to either side each fitted out with cubicles.

The land is located beside the house and is described as good agricultural grazing ground in permanent pasture and laid out in two fields with plenty of road frontage.

The property will be offered in three lots at auction. The house and yards on a parcel measuring just over 2ac will be brought for sale as one lot with a guide price of €95,000.

A portion of ground of just more than 16ac will make up the second lot with a guide of €130,000, while the entire will be guided at €225,000.

"This is a fine farm holding and while not the most modern it would make an exciting project for someone who wants to get their teeth into something like this," Mr Coogan said.

The farm will be sold at auction at Ballycomey House, Castlecomer at 3pm on Friday May 6.
