Located on the main Kilcock to Maynooth road, the property is due to go under the hammer on Thursday with a guide price of €250,000.

Selling agent Eamon O'Flaherty, of Property Partners Brady, Maynooth, said that he was pleasantly surprised by the level of interest in the land.

"Its unique location, only a few minutes from the university town of Maynooth and also the fact that it is bordered by the Royal Canal, has really added to its appeal," he said.

Mr O'Flaherty added there was good local farmer interest and potential interest from buyers looking for a larger site with potential to build.

The land will be auctioned at 3pm on Thursday at the Glenroyal Hotel, Maynooth.
