A real gem of a property with excellent tourism development potential has come onto the market in the Boyne Valley.

Swynnerton Lodge, an eight-bedroom fishing lodge on 36ac, is perched on the banks of the River Boyne only five minutes from Navan, Co Meath.

It comes with its own salmon hatchery, fishing hut and fishing rights with 470m of river frontage.

Auctioneer John Harrington, of Smith Harrington, is expecting to get in excess of €1m for the property when it goes to auction on September 27.

It is located in an idyllic spot at Blackcastle, on the Boyne, on the Slane road out of Navan.

The lodge and its stretch of river have been renowned far and wide for excellent salmon and trout fishing.

Built as a private house, the 4,000ft2 residence and its surrounds would be an ideal base for anglers. The house needs some attention but it already has a lot of to offer with its eight bedrooms, three fine reception rooms with river views, kitchen, bathrooms and barbeque room.

Unique

A salmon hatchery, fed by a spring and connected to the river by a small canal, is a unique feature of this property.

While the hatchery hasn't been used for some time, with attention, it could be restored and become operational again.

The house is on an elevated site above the river, but closer to the bank is a fishing hut for storing tackle, taking shelter and exchanging tales about the big ones that got away.

The house is accessed through an impresive entrance and cobble lock driveway, and surrounded by excellent gardens with a variety of plants, shrubbery and deciduous trees.

Along with the lodge, there are 36ac of arable land, with 400m of road frontage onto the Navan to Slane road.

The land is currently in tillage and has been well looked after over the years.

Mr Harrington regards this as one of the best properties to come on the market in recent times.

"We are all being told that tourism is one of the key areas we should be developing in Ireland," he said. "Angling is one of the best tourism products we have. We have the rivers, the stock and the pursuit is not weather dependent. Anyone wanting to develop a good tourism product with prospects could do worse than look at Swynnerton Lodge."

The auction will be at the Smith Harrington salesrooms, Navan, on Tuesday, September 27, at 3pm
