All eyes on Kildare sale

The trend in land prices in the greater Dublin area has yet to be set for this year, with every farm sale in the region being closely monitored by vendors, buyers and agents alike.

So there will be great interest in a 44.5ac residential farm at Kill, Co Kildare (above).

Auctioneer John O'Reilly of Sherry FitzGerald O'Reilly describes the property as "unloved" and requiring attention throughout. Nevertheless, thanks to its location and potential, he is guiding the private treaty sale at €875,000, or €19,000/ac.

Located off the N7 between Kill and Johnstown, the holding adjoins the property of bloodstock personality Ted Walshe.

The residence is a large, two-storey, six-bedroom house built in the middle of the last century. It has been unoccupied for five years but was a substantial homestead that included a tennis court and swimming pool.

Mr O'Reilly said there is interest in this property from non-farming customers who are primarily interested in the property as a house. He also expects strong farmer interest and at present he has an offer of €700,000 on the table.
