A 57ac residential farm near Kells in Meath with a fine two-storey house and a yard combining traditional and modern features is coming for auction in the next week with a guide price of €550,000.

The property is located at Chapelbride, about five minutes' drive from Kells just off the N52 and a few minutes from the M3.

Auctioneer Stephen Barry of selling agents Raymond Potterton says the house is in mint condition.

The accommodation is comfortable and practical, with many original period features.

The various spaces include an entrance porch, entrance hall, a sitting room with a solid timber floor and fireplace and a living room with a laminate floor, panelled wainscoting, cornices and a cast iron fireplace.

A fully-fitted kitchen with light oak units and terracotta tiled floor is at the heart of the house. Other accommodation downstairs includes a back hall, a back porch and a WC. Upstairs is a bathroom with a separate WC and three bedrooms with lofted ceilings and one with a fireplace.

The farmyard is centred around a four-column hay barn with two four-column lean-tos all divided into pens. A traditional cow byre with five cow cubicles and a drainage channel completes the buildings.

The lands are described by Mr Barry as quality, elevated, fertile ground laid out in good-sized divisions. An internal farm road gives access from the yard to the fields that are divided by mature and well-maintained hedgerow providing decent shelter.


The lands are in permanent pasture and have good road frontage, and the farm backs on to M3 motorway. The property will be sold at auction at the Navan office of Raymond Potterton at 3pm on Tuesday, April 4.
