'Dotey' east Galway residential holding guided at €295,000

Thursday morning saw me in east Galway walking what I can only describe as a 'dotey' little property, a 23ac residential farm at Rehan, Tynagh, Co Galway. The place is for sale by private treaty with a guide price of €295,000 or €12,800/ac.

Located in fine farming country and divided by a public road, the place is situated 6.5km from Tynagh, about 15km south east of Loughrea and 13.5km north west of Portumna.

I drove with Noel Hogan of Brian Tuohy auctioneers, passing through the last villages in East Clare and heading north east to the County of the Tribes.

"There's the finest of land around Tynagh," Noel said as we passed fields already ploughed, tilled and reseeded.

There is no doubt but the land is good, with a rich sward of green grass all around and farmsteads that show all the signs of a strong and active farming community.

The property at Rehan is centred around a traditional, one-bedroom stone cottage in need of renovation but full of character with the makings of a great building project.

Behind the house is a small haggard and behind that again is a neat little farmyard with two modern farm buildings consisting of a two-column haybarn and a three-column, lean-to slatted shed with up-to-date agitation and slurry extraction facilities.

The land is made up of dry, firm grazing ground in the best of order. A parcel of ground behind the house extends to 14ac and is laid out in three fields hedged by traditional hedgerow.

It rises to a fine elevated height at the back field giving lovely views over the countryside.

A second portion of the farm extending to 9ac is located across the public road. This portion is laid out in two fields and has some lovely stands of trees including a charming old chestnut that is coming into full leaf.

A small portion of the land to the side of the 9ac falls off to softer ground but in the main it is made up of two great bits of ground. The frontage to both sides of the public road amounts to about 200m.

Noel Hogan says there is a good deal of interest in the entire and while there is some interest in acquiring the place in lots, the owner wishes to sell the place as a unit.

"He has farmed it at a distance for quite a number of years and wishes to sell it in one piece in one transaction," said Mr Hogan.
